A modern and attractive redevelopment providing new homes and commercial space in a sustainable, well-connected location

High quality new flats in a well-connected location

The proposals for 30-32 Station Road seek to deliver high quality, affordable and sustainably designed new homes for those looking to move into their first home.
The delivery of 42 new one and two bed flats will help meet local need for good quality flats for young people in Burgess Hill. As part of this aspiration, the new homes will be on the market at an affordable price point.
Alongside this, the new building will be situated in a sustainable, well-connected location close to range of amenities and key transport links. In particular, being less than a 5-minute walk from the train station will connect residents to their friends, families, jobs and the wider world.
The key town centre location will provide immediate access for residents to a range of retail and other amenities, helping to support the local economy and high street.

Enhancing the site with quality design

The redevelopment will enhance the aesthetic of the local area by revitalising a derelict and unattractive site with high quality new architecture. The current outdated buildings will be replaced by a new high quality and durable building with a design that reflects local architecture and features a palette of local materials.
The new design will enhance the setting of the retained mature oak and chestnut trees and be built to Secure by Design principles which will improve the site’s security.
The proposals will also provide enhanced public realm, through the removal of the vehicle crossover and extension of the pedestrian footpath along the edge of the access road.

A sustainable focus

The new building will feature a sustainable Circular Economy Design, which will create a building that is highly insulated, low energy, and all-electric, with PV solar generation on site. On top of this, 45% of the site, as well as the majority of the roof area, will be predominantly greenspace, providing a significant net gain in biodiversity opportunity on the site.
The new development will aim to minimise private car-use and promote healthy and sustainable transport alternatives. Taking advantage of the great public transport connectivity around the site to help support a sustainable car free development. Residents will also have access to two car-share spaces on site (supported by EV charging points), two accessible spaces, and a vehicle pull-in for drop-off and pick up.

Emphasis on fostering community

Fostering a community within the new development is a important focus of the proposals. The development will include a range of shared spaces, with shared amenity spaces on floor 4, as well as a large, shared roof space with view of the South Downs.
The range of shared amenity spaces will be designed with the aim of creating a sense of community within the building. The large external rooftop will create a green community focused space intended to facilitate interaction amongst residents, with the soft planting and inbuilt seating providing a series of private spaces for relaxation and conversation.

Providing a range of wider benefits

Providing a mix of residential accommodation and commercial floorspace in a single development will maximise the opportunity of the site and support the local high street, providing jobs to the local economy and reducing commuter mileage.

Delivering wider access improvements – including the removal of the existing vehicle cross-over on Station Road and the extension of a footpath along the Access Road to the east – will improve pedestrian safety and enhance the public realm.
